Michigan’s Thumb is a region of small towns, working farms, and businesses that serve wide areas. From Lapeer and Imlay City to Caro, Cass City, Marlette, Vassar, Sandusky, and Bad Axe, the parking lots here belong to schools, bank branches, township halls, grain and farm-supply operations, manufacturers, and local shops. Smith Linestriping & Seal Coating serves Lapeer, Tuscola, Huron, and Sanilac counties with crews that travel from our nearby Otisville and Birch Run locations.

We’re a family-owned company founded in 1985 by Wayne Smith. His son Zach Smith, who has worked full time in the business since 2004, owns and leads it today.

A Contractor That Comes to You

In smaller towns, it can be hard to find a commercial pavement contractor who handles sealcoating, striping, and repairs all in one. Our crews come out from Otisville and Birch Run, both close to the Thumb, and bring the equipment to handle a whole lot in one trip. If you have several sites in the region, we can often schedule them together.

Agricultural and Industrial Sites

Farm-supply yards, elevators, processing plants, and manufacturers see heavy trucks and equipment, often on a seasonal schedule. Heavy loads are hard on asphalt, so asphalt patching, concrete pad repairs, and clear striping for truck routes, loading areas, and fire lanes help keep these sites working. We’ll plan around harvest and other busy periods when you tell us about them.

Schools, Banks, and Municipal Properties

School districts often want work done over the summer, before buses and students return. Bank branches need drive-thru lanes and ATM access kept open. Townships, villages, and counties need lots at offices, libraries, and parks to be safe and clearly marked, including ADA spaces and signage. We’ve worked for school, banking, and public clients elsewhere in Michigan, including GISD, Comerica Bank, Huntington Bank, and Bank of America, and we bring the same approach to the Thumb.

Multi-Location Businesses

Regional and national brands often have several stores spread across Thumb towns. We’ve worked for multi-site clients such as McDonald’s and Yum! Brands, and we can help keep layouts, striping, and maintenance consistent across your locations.

Frequently Asked Questions

Do you really travel out to Bad Axe or Sandusky?
Yes. The Thumb is within our service area of about 100 miles around Otisville. Call us with your address and we’ll confirm.

When should a school or municipal lot be sealcoated?
Sealcoating needs warm, dry weather, so late spring through early fall is typical. Many schools prefer summer break.

How often should a lot be sealcoated in this region?
Many commercial lots benefit from sealcoating every two to four years, depending on traffic, plowing, and condition. We’ll give you an honest recommendation.

Can you keep my business or bank drive-thru open during work?
In most cases, yes. We work in sections and schedule around your busiest times.
