Maintenance like sealcoating and crack filling can stretch the life of a parking lot a long way, but there comes a point where damaged areas need to be repaired or replaced. Smith Linestriping & Seal Coating handles both: targeted asphalt patching for failing sections and new asphalt paving for lots and drives that need a fresh start.
We’re a family-owned Michigan company founded in 1985, with locations in Birch Run and Otisville, serving commercial properties within about 100 miles of Otisville.
Asphalt Patching
Potholes, sunken spots, and areas of “alligator” cracking usually mean the base underneath has been weakened, often by water. Surface treatments won’t hold there. Patching removes the damaged asphalt and replaces it so the area can carry traffic again. It’s often the right move when most of a lot is in decent shape but a few areas have failed, such as around entrances, dumpster pads, or catch basins.
New Asphalt Paving
When a lot has widespread failure or a property is being built or expanded, new paving makes more sense than repeated repairs. A new lot is also a chance to rethink drainage, traffic flow, and layout, and to finish it with a fresh line striping layout.
One Contractor, Start to Finish
Because we also do sealcoating, crack filling, striping, concrete, and catch basin repair, we can take a project from repair through the finished lot. For Crystal Field House in Burton, we handled new asphalt paving, catch basin repair, sealcoating, crack filling, and striping. At MyMichigan Health in Midland, our work included new asphalt and concrete along with sealcoating, crack filling, and striping across more than 900,000 square feet.
Planning Around Your Operations
For businesses, schools, and industrial sites, access matters. We’ll talk through phasing, entrances, and timing with you so the work disrupts your operations as little as possible.
Frequently Asked Questions
Should I patch or repave?
If damage is limited to certain areas, patching is usually practical. If failure is widespread, repaving may cost less over time. We’ll give you an honest assessment.
When is asphalt paving season in Michigan?
Asphalt is generally placed in warmer months, roughly spring through fall, because it needs to be laid and compacted while hot.
How soon should new asphalt be sealcoated?
New asphalt needs time to cure before sealing. We’ll recommend timing for your lot.
Can part of my lot stay open during paving?
Often, yes, with phased work. It depends on the lot’s size and layout.
