A crack in a parking lot doesn’t stay small for long in Michigan. Water gets in, freezes, expands, and pushes the crack wider. It also softens the base underneath, which is how small cracks become potholes and soft spots. Filling cracks early is one of the most cost-conscious things a property owner can do for their pavement.

Smith Linestriping & Seal Coating has been filling cracks on commercial lots since 1985. We’re family-owned, based in Birch Run and Otisville, and we work within about 100 miles of Otisville.

Why Hot Rubber?

We use hot rubberized crack filler, heated and applied into cleaned cracks. Once it cools, it stays flexible, which matters in a climate where pavement expands in summer heat and contracts in January cold. A flexible fill can move with the pavement instead of popping loose.

Our Crack Filling Process

  • Clean the cracks. Dirt, vegetation, and loose debris are removed so the filler bonds to the asphalt.
  • Apply hot rubber. Filler is placed into the crack and smoothed over the surface.
  • Seal afterward when it makes sense. Crack filling pairs naturally with sealcoating, which protects the rest of the surface.

What Crack Filling Can and Can’t Do

Crack filling is preventive maintenance. It’s very good at keeping water out of cracks in pavement that’s still structurally sound. It won’t fix areas that have already broken into “alligator” cracking, sunk, or crumbled. Those sections usually need asphalt patching or paving. We’ll tell you plainly which approach fits your lot.

Experience on Large Commercial Sites

Our crews have handled crack filling on large, busy properties, including MyMichigan Health in Midland, where we completed more than 900,000 square feet of sealcoating, crack filling, and striping, and Crystal Field House in Burton. We also work for banks, restaurants, schools, and industrial owners across the region.

Frequently Asked Questions

When is the best time to fill cracks?
Crack filling is commonly done in spring and fall, when cracks are open to a moderate width, and before sealcoating. We can recommend timing for your lot.

Do I need to fill cracks before sealcoating?
Yes, in most cases. Sealer alone isn’t meant to bridge open cracks, so filling them first gives you a better result.

How long does it take?
Most lots can be done quickly, and the filler cools fast. We can work in sections to keep traffic moving.

Will the cracks come back?
Pavement keeps aging and new cracks can form. Regular inspections and maintenance help you stay ahead of them.
