Ann Arbor’s commercial landscape is distinctive: research and tech offices, medical buildings, apartment and student housing, and retail serving a busy, walkable community. Pedestrians, cyclists, and drivers all share these lots, so clear markings and safe walking routes matter as much as the pavement itself. Smith Linestriping & Seal Coating serves the Ann Arbor area from our Otisville location, inside our service area of about 100 miles around Otisville.

We’re family-owned, founded in 1985 by Wayne Smith and now owned and led by his son Zach Smith, who has worked full time in the business since 2004.

Pedestrian-Friendly Striping

In a community with this much foot traffic, striping does a lot of work. Crosswalks, stop bars, directional arrows, and well-marked accessible spaces help everyone move safely. We use Sherwin-Williams traffic paint for line striping and install ADA signage so accessible parking is easy to find.

Concrete Walks and Accessible Routes

Sidewalks, ramps, and curb cuts take a beating from Michigan winters. Heaved or broken concrete is a trip hazard and can create problems along accessible routes. Our concrete work covers curb, walk, and ramp repairs so your site is easier to navigate.

Apartment and Housing Communities

Residential property managers face lots that are rarely empty. We work in sections, give you notice so you can alert residents, and plan around move-in and move-out periods when possible.

Our Services

Why Work With Us

Since 1985, we’ve built our business on doing what we say. We’ve worked for organizations including Bank of America, Comerica Bank, Huntington Bank, Barton Malow, and United Properties. You’ll deal directly with a family-owned company, not a call center.

Frequently Asked Questions

How do you handle residents’ cars during sealcoating?
We phase the work, mark off sections, and give you notice to share with residents so vehicles can be moved.

How often should crosswalks and lines be repainted?
High-traffic lots often need restriping every year or two, depending on wear and plowing.

What’s the best time of year for work in Ann Arbor?
Late spring through early fall. Housing communities may prefer timing outside of busy move periods.

Can you fix trip hazards on sidewalks?
Yes. We repair and replace damaged concrete sections.
